Pennsylvania Housing Market Sees Surge in Listings and Sales

The Pennsylvania housing market reported a notable increase in home listings, reaching the highest level since 2022. In September 2025, more than 43,000 homes were available, reflecting a 7% increase from the same month last year. The data, compiled for the Pennsylvania Association of Realtors®, also indicated a rise in listings from 41,500 in August 2025.

Despite the increase in listings, the median home price remained stable at $299,900, marking a 3.4% increase compared to September 2024. However, this figure showed a 6% decrease from August 2025. Bill Lublin, President and CEO of Century 21 Advantage Gold, emphasized the significance of these trends, stating, “Listings, sales, and prices have all increased compared to this time last year.”

Lublin noted that the growth in new listings has contributed to a more balanced market, while sustained demand has supported higher sales and prices. Overall, he suggested that these developments signal continued stability in housing activity year over year.

Sales data for September also revealed a substantial rise, with nearly 10% growth year over year, culminating in 10,696 sales. This figure represents a slight decline from 11,470 sales recorded in August. Lublin commented on the complexities of the current housing market, stating, “Today’s housing market is more complex than ever.”

He explained that fluctuating inventory levels and interest rates, alongside varying local market conditions, necessitate the guidance of a knowledgeable Realtor®. According to Lublin, real estate professionals offer essential expertise, negotiation skills, and market insights that empower buyers and sellers to make informed decisions and achieve optimal outcomes in any market environment.
