Urgent: Las Vegas Residents Face $490 HOA Fees Starting January 1
UPDATE: Residents at the Bavington complex in Las Vegas, Nevada, are facing an alarming increase in Homeowners Association (HOA) fees that could surge to $490 per month starting January 1, 2024. This shocking development comes as many residents are already struggling financially, with some relying on fixed incomes.
On November 4, 2023, condo owners received a distressing letter outlining a new budget that proposes an increase in monthly assessments. The letter revealed that fees will rise by $22.50, pushing the monthly rate to $240. Additionally, residents would be charged a $250 monthly special-reserve assessment, leading to a staggering total of $490 if approved at the upcoming board meeting on December 3, 2023.
“We absolutely can’t afford this increase,” said resident Denise Holden, who has lived in the community for nine years. The complex consists of 272 condo owners, many of whom are already feeling the financial strain. Fellow resident Carole Cotero, a 70-year-old on a fixed income, expressed her concern, stating, “I’m lucky if I’m able to buy groceries once a week.”
To combat the proposed fee hikes, residents have initiated a petition to gather support against the increases. “They’re going to see how many people signed to prove that we are against the increase,” Cotero explained. The HOA’s letter claims the additional funds will be used for current and future community repairs, but many residents are skeptical about the necessity of such a steep rise.
According to Nevada law, the HOA can raise fees as long as they provide proper notice to residents. The key to blocking the budget lies in mobilizing more than 50 percent of owners to voice their opposition. If the majority rejects the budget, it will not be ratified, and the increases will not take effect.
With financial pressures mounting, residents are left with little time to act. The clock is ticking as the December meeting approaches, and the outcome could have serious implications for the community’s affordability. “I pray to God we stop this,” Cotero added, reflecting the urgency and desperation felt by many in the complex.
As the situation develops, residents of the Bavington complex must rally together to challenge these steep fee increases, making this a crucial moment for their community.
