Just announced, experts warn that any moisture in the fireplace area could lead to significant structural damage if not addressed immediately. Residents are advised to take action now, especially as winter approaches and rain becomes more frequent.
Authorities recommend that homeowners assess their chimneys for signs of leaks. If you find water inside your chimney, it’s crucial to determine the source. Robert Lamoureux, a seasoned general contractor with over 40 years of experience, provides essential tips on how to diagnose and potentially fix chimney leaks.
To start, safely access your roof with a ladder that extends at least three feet above the roofline. This extra height is vital for stability when inspecting the chimney area. Once on the roof, examine the flashing and roof tiles around the chimney for any visible damage. Look for cracks in the existing mastic—typically a black, tar-like sealant—used to secure the chimney. If you find any cracks or failed areas, apply Henry’s 208 roofing mastic, available at local big-box stores, to seal them.
While investigating, it’s also important to check nearby penetrations such as vent pipes, as water can travel along the path of least resistance. Lamoureux emphasizes the need for thorough inspections, noting that if the tiles are damaged or misaligned, they could be allowing water to seep beneath them.
Homeowners are advised to take these precautions seriously. “If you address these issues now, you can prevent further intrusions this season,” Lamoureux states. However, if the problem persists after your repairs, it may be time to consult a professional roofing contractor for a comprehensive inspection and potential repairs.
